Gentlemen,
In response to your request for the Maximum Capacities of the proposed buildings for Congregation Mischknois Lavier Yakov the following calculations were done by a friend who is a licensed N.J. Architect. He referred to the 2003 International Building Code Table 1004.1.2 which has maximum occupancy calculations used by architects and engineers designing buildings. Dormitories have one standard, Educational Classrooms have another standard and Residential Housing has yet another standard.
[You can view the plans for the site here.]
The Yeshiva for Married Students Has a Maximum Capacity of 628 Students. The settlement allows for 30 Married Students, this is 598 students more than permitted.
The Yeshiva for Unmarried Students has a Maximum Capacity of 1300 students. The settlement allows for 170 Unmarried Students, this is 1130 students more than permitted.
The Dormitories for Unmarried Students has a Maximum Capacity of 490 students. The settlement allows for 170 Unmarried Students, this is 320 students more than permitted.
The Town homes for Married Students has a Maximum Capacity of 540 people. The settlement allows for 30 students and their families. Using the national average of 2.5 children per family this is 405 people more than expected.
The plans proposed square footage requests clearly exceeds the settlements housing parameters. These plans should be removed from the record. New plans should be submitted to accurately reflect the settlements agreed upon occupancy levels.
Respectfully Submitted,
Joan Ellen Martinelli
